In August 2012, Philadelphia enforced a new zoning policy aimed to simplify the process of approving major projects. In this article, real estate professionals share tips for completing a major project under Philadelphia’s new rules.

Some attorneys question the suitability of combining design issues to the zoning process, but a concentrated attention to design is the new reality. According to Poust, its significance crops up even before the Civic Design Review (CDR).

“It’s important to meet with community groups up front, and especially to meet with them with regard to the design of a project,” she said.
