Environmental Due Diligence and “Phase I” Reports

“Phase I” is a generic term that essentially means a non-invasive environmental report. Typically, the environmental consultant will review operations and property history and identify any possible areas of environmental concern (“AOCs”, also known as recognized environmental conditions). The consultant will also typically recommend invasive sampling for any AOCs, which is usually called a Phase II.
