Marcy Hart Named Among Top 25 Women to Watch by Philadelphia Business Journal

Fox Rothschild LLP is pleased to announce that Marcy N. Hart was included among the Top 25 Women to Watch in Real Estate, Construction and Development by the Philadelphia Business Journal.

The prestigious list highlights women who have a major impact on these industries in the Greater Philadelphia region.

A partner in the firm’s Real Estate Department with more than three decades of experience, Hart represents national and local developers and family offices, along with private equity and institutional investors and funds in complex real estate transactions involving diverse capital sources, including tax credits, preferred equity, mezzanine and private and public institutional debt. She advises her clients on the formation, structure, strategic alliance and investment in and with, joint ventures and portfolio companies, as well as subsequent exit strategies and related acquisition and sale transactions.

Asked to describe her career motivation, Hart told the Business Journal that her inspiration comes from, “The challenge inherent in each and every deal, the layers of issues and complexity of each transaction along with the balance between the academic application of the law with the practicalities of a business deal and developing real estate. In real estate you are transforming something immovable, concrete and fixed with the personality and imagination of the developer and investors. I love that process.”

Hart uses her extensive in-house and law firm background to solve her clients’ complex issues and challenges and implement business and practical-minded strategies with respect to real estate acquisitions, dispositions and the financing and capitalization thereof.

Hart was also asked to provide advice to future women leaders. She said, “You need to work harder as a woman to gain recognition and overcome what are still unfortunately basic stereotypes and prejudices. Do not focus on individual injustices. They will just derail you. Focus instead on the work and your own effort. Find a mentor. Always honor the struggle to manage work and family.”

Hart earned her J.D. from Villanova University School of Law and her B.A. from Wellesley College.
