Representative Transactions

  • Industrial/Distribution center real estate investment: Represented developer/sponsor in real estate acquisition, joint venture and equity negotiations, entity formation, $12 million EB-5 mezzanine financing and $28 million first lien construction loan for the development of a two phase, four building industrial/distribution center project in Travis County, Texas, with such buildings totaling approximately 576,000 square feet.
  • Major beverage manufacturer, bottler and distributor real estate development: Represented client in (a) the sale of 10 improved industrial properties in the states of Texas, Oklahoma and New Mexico, (b) the acquisition and development of two new sites in the Houston market for new industrial bottling and distribution facilities, (c) a build-so-suit lease for a 125,000 square foot industrial bottling and distribution facility in the Waco, TX market, and (d) leases for at least 20 industrial properties throughout Texas and Oklahoma.
  • Class A industrial real estate investment: Represented developer/sponsor in connection with real estate acquisition, joint venture and equity negotiations, entity formations and $69 million first lien construction loan for the development of four Class A, rear load light industrial shallow bay buildings containing 370,860 square feet in the Allen, TX market.
  • Mixed-use real estate investment: Represented developer/sponsor in connection with real estate acquisition, joint venture and equity negotiations, entity formation, $3.1 million mezzanine financing and $19 million first lien construction loan for the development of an 83 acre mixed-use project in the Allen, TX market, including a 730,000 square foot industrial park.
  • Multifamily real estate investment/management group: Represented a New York-based client (in a joint venture with Israel's national government pension fund and a large Israel-based insurance company) in a $90 million five-property multifamily acquisition in Houston, including assumption of nine Freddie Mac loans (first and second liens on four properties, and first lien on the fifth property).
  • Multifamily real estate developer: Represented a Dallas-based multifamily real estate developer in (a) the acquisition of an existing multifamily project in Dallas in preparation for total demolition and 2-phase redevelopment into more than 550 townhomes and flats, including negotiation and closing of (i) $12 million bridge loan, (ii) $38.5 million EB-5 mezzanine loan and (iii) $65 million construction-to-permanent loan; (b) acquisition of land in College Station, Texas, followed by two separate construction-to-permanent loans of $16.8 million and $19.6 million, respectively, and a $22 million EB-5 mezzanine loan for the development of two student housing apartment projects of 115 units and 342 beds, and 139 units and 391 beds, respectively; and (c) acquisition of land in Dallas and development of a 180-unit apartment project.
  • International restaurant company: Represented a Dallas-based international restaurant company in disposition, subleasing and new leasing/restaurant locations for dozens of locations throughout the United States.
  • Retail: Represented a Dallas-based men’s custom and high-end, ready-to-wear clothing retailer in leases for 13 locations in Texas, Oklahoma, Arkansas, Louisiana, Georgia and Tennessee.
