This training, led by two statewide experts, will explain how to transfer title of a property into your low-income client’s name through the filing of a Quiet Title action.  It covers the legal grounds, procedures, and forms for bringing a Quiet Title Action, with an emphasis on the issues that low-income clients frequently encounter in obtaining title to a property.  Clients may need a Quiet Title action filed if they have entered into a lease/purchase (rent-to-own) agreement, are a victim of a fraudulent deed transfer, or have an adverse possession claim to a property.  All of these clients face a multitude of problems when they do not have legal title to their homes, including not being able to apply for home repair grants and loans and not being able to arrange payment plans to prevent foreclosures and utility shut-offs.
