Biography
Julie is a versatile real estate attorney. She focuses her practice on representing and advising cooperative and condominium boards in various matters, including:
- Drafting and reviewing proprietary leases, bylaws and house rules and assisting boards in enforcing such documents
- Admission and leasing policies
- Unauthorized occupants
- Ownership of apartments by trusts and other entities
- Fiduciary obligations of board members
- Board elections
- Disputes between and among shareholders/unit owners
- Issues with Sponsor
- Neighboring building disputes
- Quality-of-life issues
- Alterations
- Underlying financing
- Collections
- Municipal matters
Julie has significant legal experience representing newly formed boards in new construction and newly converted buildings and helps these boards transition from sponsor to unit owner/shareholder control. Julie excels at resolving disputes regarding defaults by sponsors and other unit owners.
Another primary focus of Julie’s practice involves handling a wide array of construction issues. She has handled a myriad of construction-related claims, including construction defects and RPAPL 881 proceedings. Julie often drafts AIA contracts, negotiates with architects, engineers, contractors and vendors and frequently handles access agreements with neighboring buildings and developers.
Her experience also includes representation of Mitchell Lama and HDFC cooperatives in the operation of their properties and their relationships with supervising agencies.
She has represented sellers, purchasers, borrowers and financial institutions in various real estate and loan transactions, and both landlords and tenants in commercial and residential leasing transactions.

Beyond Fox Rothschild
Julie lectures at symposia on cooperative and condominium law, as well as other real estate-related matters. She has spoken at the annual Housing Conference of the Council of New York Cooperatives and Condominiums and at seminars hosted by the New York City and the New York State Bar Associations.
She volunteers at Camp Erin, a camp for grieving children who have recently lost loved ones.
